Grading in Weaverville, NC

Grading around Weaverville

Weaverville has plenty of acreage and new homesites, and most of that ground sits on a slope. Buyers find out quickly that a view lot needs a lot of dirt moved before a foundation can go in.

That is where we come in. The ground is cleared and stripped, the pad is cut or filled, the fill is packed down, and the lot is shaped so water runs around the house and not under it. Do it right and nobody thinks about the dirt again. Do it wrong and it shows up as a wet basement or a bank that keeps sliding.

Ben comes out, walks the property with you and the builder if you have one, and gives a price before work starts. We are about 15 miles from Weaverville, so getting a machine on site is straightforward.

Local know-how

Grading in Weaverville: what to know

Grading in Weaverville on new homesites

Weaverville sits about 9 miles north of downtown Asheville along what was called the Dry Ridge. Ridge ground like that means many lots fall away on one or two sides. The house pad usually ends up part cut into the hill and part built up with fill on the downhill side.

The fill side is where shortcuts hurt. We place fill in thin layers and compact each one, so the ground under the slab settles once and stops. The cut side gets a bank shaped to hold, with a swale at its toe to catch the water coming down. If you need a full pad for a house, garage or barn, see building pad preparation.

Buncombe County erosion rules in Weaverville

Buncombe County's Erosion Control division covers the whole county except the City of Asheville and publicly funded projects, so Weaverville lots fall under it. The county page says a permit is needed for land disturbing of one acre or more. In a hillside subdivision the line drops to a quarter acre.

Smaller jobs are not exempt from care. The county says every land disturbing job, whatever its size, must use protective measures such as silt fencing and mud mats. We set those up before the first cut and leave them until the ground is covered again. Building permits in town go through Buncombe County Permits and Inspections under contract, and the town planner handles zoning permits.

Reems Creek, red clay and where the water goes

Reems Creek runs through Weaverville beside Lake Louise Park, and smaller branches feed it from the hills around town. Water heading for those branches will cross your lot on the way. Red clay does not soak much of it up, so it runs on the surface and finds the lowest spot.

We grade so that low spot is not the house. The yard falls away on all sides, a swale picks up the water from above, and it leaves the lot where it will not carve a ditch through the neighbour's property. When the problem is bigger than a swale, our drainage work adds pipe and rock.

Getting a price for a Weaverville lot

The things that move the number are slope, how much fill comes in or goes out, rock, and how hard the lot is to reach. A gentle lot with a short access is a different job from a steep one up a long drive. Send the form or call (828) 900-1749, and Ben will tell you what your ground needs before any work starts.

Do I need an erosion control permit to grade in Weaverville?

Buncombe County requires one for land disturbing of one acre or more, and a quarter acre or more in a hillside subdivision. Smaller jobs still need silt fence and similar measures. Call the county's Erosion Control office to confirm for your lot.

Who issues building permits in Weaverville?

Buncombe County Permits and Inspections serves the Town of Weaverville under contract. The town's planning department processes zoning permits.

Can you grade a homesite before the builder starts?

Yes. We clear, strip topsoil, cut and fill the pad, compact it and shape the lot to drain, so the builder starts on solid, level ground.

What is the difference between rough grade and final grade?

Rough grade sets the shape and the fall of the ground. Final grade is the last pass that leaves it smooth and ready for seed, sod or concrete.
